You are given an hour to complete that The testing center does make you a little nervous when you walk in You got to take everything out of your pocket phones jewelry everything put them in a locker and lock it And then you go into an actual monitored room with nothing but a pencil and paper where they basically just watch you work And so they make sure there's no cheating or anything like that going on So that's what the premises of the testing site There's only a couple You have to do these in person I know there's one like in my area there's 2 or 3 but none of them are like in my city You have to drive down to like bigger cities for these If you do say you fail the state and pass the national when you do go back you only have to take the national You do not have to take the portion that you've passed over again If you do fail the test and you do need to retake it there is a fifty dollar fee every single time you take it So paying 20 bucks for a test prep site might save you in the long run right You are able to take this unlimited times I believe after the third one there was a little bit of a waiting period for you to kind of refresh your knowledge and then retake it But again you can take this as many times as you want Like I said the barrier to become a real estate agent is usually kind of low We'll go into that here in a minute Again you do have to pay the exam for each time you take it.

A remainder is the interest in an estate that becomes effective after the end of a prior estate such as when a life estate terminates and the property transfers to the designated remainder man Let's do a real life example Johnson owns a large family home In his will he creates the following arrangement His wife receives a life estate in the property Their children are designated as remaindermen So that just means she's allowed to live there until her passing and then it goes to the remaindermen Ms Johnson can live in and use the property for her lifetime When Ms Johnson passes away her life estate ends At that point the children's remainder interest becomes active property then transfers to the children as full owners Remainder interest exists from the moment it's created in the will doesn't take effect until the life estate ends This arrangement ensures both Ms Johnson lifelong right to the family home children's future ownership of the property So for test taking on this the interest in an estate that takes effect after the termination of a prior estate is remainder

The 3 biggies that I tell people there's 3 ways that the buyers can get out a contract It is usually the inspection contingencies the mortgage contingencies So if he loses the job not a fault of their own some different things in there with the mortgage not going through And then the third thing is the appraisal contingency So those are usually the 3 big contingencies Obviously there could be others but those are the 3 A contingency is a condition that must be met before the contract is enforceable If one party cannot meet a contingency condition by a specified deadline the other party may cancel the contract So basically let's say you had ten days on inspections and you can't get the inspector out there until day 11 The seller can terminate that and say that you missed that or you can terminate within that contingency period Let's say you got the inspection done on day 3 right You can reply the next day and say hey I'm backing out because I don't like this inspection I don't even want to counter with you I don't even want to negotiate Being that they're within that contingency period they will get their hand money back So contingency condition must be met for the contract is enforceable
