Free Wyoming practice questions

10 questions written for the Wyoming exam, drawn from 12 in the ApexAgent bank. The correct answer and the reasoning are under each one.

  1. 1. How many commissioners make up the Wyoming Real Estate Commission?

    • A. Three
    • B. Five ✓
    • C. Seven
    • D. Nine

Why: W.S. 33-28-105(a) creates the Wyoming real estate commission to consist of five commissioners, each a citizen of Wyoming appointed by the governor with the advice and consent of the senate. Not less than three and not more than four of the members must have been engaged in business as a licensee in Wyoming for at least five years immediately preceding appointment.

  2. 2. A member of the Wyoming Real Estate Commission is appointed for a term of how many years?

    • A. Two years
    • B. Three years ✓
    • C. Four years
    • D. Six years

Why: W.S. 33-28-105(a) sets the term of commission members at three years and until their successors are appointed and qualified. No member may be appointed to succeed himself for more than one full term.

  3. 3. What is the minimum age for a person to be licensed as a Wyoming real estate salesperson?

    • A. 16
    • B. 18 ✓
    • C. 19
    • D. 21

Why: W.S. 33-28-106(f)(viii) requires a salesperson applicant to have reached the age of majority. Wyoming sets the age of majority at 18 under W.S. 14-1-101(a), so a salesperson applicant must be at least 18.

  4. 4. Under Wyoming law, an applicant for a real estate salesperson license must complete at least how many class hours of an approved course of study?

    • A. 30 ✓
    • B. 45
    • C. 60
    • D. 63

Why: W.S. 33-28-106(f)(xvi) requires a salesperson applicant to complete not less than thirty class hours in a course of study approved by the commission and to pass an examination covering the material taught in each course. The commission administers this through the approved Salesperson I, Salesperson II, and Wyoming Law courses.

  5. 5. An applicant for a Wyoming responsible broker or associate broker license must have completed at least how many cumulative class hours in an approved course of study?

    • A. 30
    • B. 45
    • C. 60 ✓
    • D. 90

Why: W.S. 33-28-106(e)(viii) requires an applicant for a responsible broker or associate broker license to show completion of not less than sixty cumulative class hours in a commission-approved course of study, together with passing an examination covering the material in each course.

  6. 6. To qualify for a Wyoming associate broker license without a real estate degree, an applicant must have served actively as a salesperson for at least:

    • A. one of the two years immediately preceding the application
    • B. two of the four years immediately preceding the application ✓
    • C. three of the five years immediately preceding the application
    • D. five of the seven years immediately preceding the application

Why: W.S. 33-28-106(n)(ii) requires an associate broker applicant to have served actively for two of the four years immediately preceding the application as a salesperson, or to furnish proof of a degree in real estate from an accredited college or university. The responsible broker experience requirement in W.S. 33-28-106(c)(ii) is the same two-of-four-years standard.

  7. 7. W.S. 33-28-107(a) provides that the examination for a Wyoming real estate salesperson license must cover which of the following?

    • A. Only federal fair housing law and antitrust
    • B. Business ethics, composition, arithmetic, elementary principles of land economics and appraisal, and state statutes on deeds, mortgages, contracts of sale and agency ✓
    • C. Only Wyoming property tax and foreclosure procedure
    • D. Only trust account accounting and brokerage office management

Why: W.S. 33-28-107(a) states that the salesperson examination must include business ethics, composition, arithmetic, elementary principles of land economics and appraisal, a general knowledge of the statutes of this state relating to deeds, mortgages, contracts of sale, agency, and the provisions of the act. It also provides that responsible broker and associate broker examinations are more exacting than the salesperson examination.

  8. 8. A Wyoming responsible broker must deposit funds belonging to others into a trust or escrow account within how many banking days?

    • A. One banking day ✓
    • B. Two banking days
    • C. Three banking days
    • D. Five banking days

Why: W.S. 33-28-111(a)(xxvii) makes it a ground for discipline to fail to deposit all financial instruments in an escrow or trust account within one banking day in a financial institution in this state, unless each person with an interest in the funds has agreed otherwise in writing. W.S. 33-28-122(a) governs the trust account itself and the office's duty to permit the commission to examine trust accounting records.

  9. 9. The Wyoming Real Estate Commission may impose an administrative fine of up to what amount for each separate offense under W.S. 33-28-111?

    • A. $500
    • B. $1,000
    • C. $2,500 ✓
    • D. $10,000

Why: W.S. 33-28-111(a) authorizes the commission, on a written sworn complaint or its own motion, to impose an administrative fine not to exceed $2,500.00 for each separate offense in addition to censuring a licensee, placing a licensee on probation, or suspending or revoking a license. The fines collected are credited to the public school fund of the county where the violation occurred.

  10. 10. Under Wyoming law, a salesperson or associate broker may accept real estate compensation from:

    • A. the seller directly
    • B. the buyer directly
    • C. their responsible broker ✓
    • D. any licensed real estate company in the transaction

Why: W.S. 33-28-111(a)(xvii) makes it a disciplinary ground for an associate broker or salesperson to accept compensation from anyone other than his responsible broker. Related grounds in W.S. 33-28-111(a)(xvi) and (a)(xxiii) prohibit an associate broker or salesperson from doing real estate activity for a broker other than his responsible broker and prohibit compensating any unlicensed person for performing real estate activity.

Frequently asked questions

Does Wyoming split the real estate exam into a national part and a Wyoming part?
Yes. First-time applicants take two separately timed and separately scored portions at one appointment: a national portion of 80 scored items in 2.5 hours, and a Wyoming state portion of 40 scored items in 1.5 hours. Each portion has its own passing line of a scaled 75, so a strong national score cannot offset a failing state score. Candidates who already hold an active license in another state may be allowed to take only the Wyoming state portion.
What score do you need to pass the Wyoming real estate exam, and how many questions is it?
You need a scaled score of 75 on each portion, on a 0 to 100 scale. The exam has 120 scored multiple-choice items in total: 80 national and 40 Wyoming state. Each portion is graded against its own passing standard set by the Wyoming Real Estate Commission with Pearson VUE. The scaled score is not a raw percentage; the vendor states it is neither the number nor the percentage of questions you answered correctly. Both portions of the exam also contain unscored pretest items.
What courses and how many hours does Wyoming require before you can sit the exam?
Wyoming requires three approved pre-license courses: Salesperson I, Salesperson II, and Wyoming Law, completed with a Commission-approved provider. Wyoming Statutes 33-28-106(f)(xvi) requires at least 30 class hours of approved coursework for a salesperson applicant and passing an examination covering the material in each course. You must finish all pre-license education before you take the exam. Broker applicants must complete at least 60 cumulative class hours under W.S. 33-28-106(e)(viii).
How much does the Wyoming real estate exam cost, and what if you fail one part?
The Pearson VUE fee is $80 per portion at a test center or $90 per portion through OnVUE, charged when you reserve, so a first-time candidate taking both portions pays $160 at a center or $180 online. If you pass one portion and fail the other, you may retake only the failed portion, but you must wait 24 hours before rescheduling and pass the failed portion within 6 months of the date you passed the first one. Miss that window and you must retake both portions, paying the fee again.
What other fees and steps come after you pass, and how long does a Wyoming license last?
Within 90 days of passing the exam you must submit a complete application with a $300 licensing fee, proof of errors and omissions insurance, two fingerprint cards with a $39 certified check or money order payable to the Attorney General, a photo, and proof of legal presence. A Wyoming license is renewed for successive 3-year periods under W.S. 33-28-118(a), and each cycle requires 45 hours of continuing education: 24 required hours plus 21 elective hours.
