Pearson VUE, under contract with the Oklahoma Real Estate Commission (OREC)
Total questions
120 (80 national and 40 Oklahoma-specific)
Time limit
4 hours
Passing score
At least 70% scaled on each of the two portions, scored independently: 56 of 80 on the national portion and 28 of 40 on the Oklahoma portion. A passing score on one portion does not offset a failure on the other. Broker candidates must reach 75% scaled on each of their portions.
How it is taken
In person at Pearson VUE test centers across Oklahoma and nationwide, or remote online proctored through Pearson VUE OnVue. Remote proctoring is limited to three attempts per portion; any further attempts for that portion must be taken at a test center.
If you fail
You retake only the portion you failed. There is no minimum wait; OREC states a failed exam may be rescheduled immediately, and testing center attempts are unlimited during the one-year authorization. The fee is charged per portion per attempt ($75 for salesperson), but scheduling the state and national portions on one order costs $75 in total (a two-for-one booking discount). A one-hour review of the most recently failed exam is available within 30 days, at a test center only and not through OnVue.

Free Oklahoma practice questions

10 questions written for the Oklahoma exam, drawn from 12 in the ApexAgent bank. The correct answer and the reasoning are under each one.

  1. 1. How many members serve on the Oklahoma Real Estate Commission?

    • A. Five
    • B. Seven ✓
    • C. Nine
    • D. Eleven

Why: 59 O.S. Section 858-201(A) provides that the Oklahoma Real Estate Commission consists of seven members and that it is the sole governmental entity, state, county, or municipal, with authority to regulate and issue real estate licenses in Oklahoma.

  2. 2. Of the seven members of the Oklahoma Real Estate Commission, how many must be licensed real estate brokers?

    • A. Three
    • B. Four
    • C. Five ✓
    • D. Six

Why: 59 O.S. Section 858-201(C) requires five members to be licensed brokers with at least five years of active experience, one member to be a lay person not in the real estate business, and one member to be an active representative of an approved Oklahoma real estate school. For this requirement, qualified brokers are limited to the managing broker, proprietor broker, and branch broker license types.

  3. 3. How long is the term of a member of the Oklahoma Real Estate Commission?

    • A. Two years
    • B. Four years ✓
    • C. Five years
    • D. Seven years

Why: 59 O.S. Section 858-202(B) sets Commission member terms at four years. Under Section 858-202(A), members are appointed by the Governor with the advice and consent of the Senate and serve until their successors are appointed and qualified.

  4. 4. What are the minimum age and pre-license education requirements for an Oklahoma provisional sales associate applicant?

    • A. Age 18 and 45 clock hours of instruction
    • B. Age 18 and 90 clock hours of instruction ✓
    • C. Age 21 and 90 clock hours of instruction
    • D. Age 18 and 120 clock hours of instruction

Why: 59 O.S. Section 858-302(A) allows any person eighteen years of age or older who submits evidence of successful completion of ninety clock hours, or its equivalent, of approved basic real estate instruction to apply for the examination for a provisional sales associate license.

  5. 5. How long does an Oklahoma pre-license course certificate remain valid for licensure?

    • A. One year
    • B. Two years
    • C. Three years ✓
    • D. Five years

Why: Under 59 O.S. Section 858-302(A), the required basic real estate education is valid for only three years from the date the school certified successful completion of the course. After three years the applicant must successfully complete an additional ninety clock hours of basic instruction.

  6. 6. After receiving an Oklahoma provisional sales associate license, what post-license requirement must the licensee meet?

    • A. Complete 90 clock hours of advanced instruction within three years
    • B. Complete 45 clock hours of post-license education before the first expiration of the 12-month provisional license ✓
    • C. Complete 15 clock hours of Broker in Charge training within six months
    • D. Complete no further education until the first three-year renewal

Why: 59 O.S. Section 858-302(E) requires a provisional sales associate to submit evidence of successful completion of forty-five clock hours of approved post-license education before the first expiration date of the provisional license. A licensee who does not meet this requirement is not entitled to renew, and 59 O.S. Section 858-307.1 sets the provisional sales associate license term at twelve months.

  7. 7. How long is a standard Oklahoma real estate sales associate license term?

    • A. Twelve months
    • B. Twenty-four months
    • C. Thirty-six months ✓
    • D. Forty-eight months

Why: 59 O.S. Section 858-307.1 directs the Commission to issue every real estate license for a term of thirty-six months, with a single exception: a provisional sales associate license, whose term is twelve months. The expiration date is the end of the applicable month, including the month of issuance.

  8. 8. An Oklahoma sales associate earns a commission on a closing. Under the Real Estate License Code, from whom may the associate accept that compensation for brokerage services?

    • A. Directly from the buyer in the transaction
    • B. From a title company as a separate fee
    • C. Only from the real estate broker with whom the associate is associated ✓
    • D. From any party who signs the closing statement

Why: 59 O.S. Section 858-312(4) makes it cause for discipline for an associate to accept a commission or other valuable consideration for the performance of brokerage acts except from the real estate broker with whom the associate is associated. Section 858-312(6) likewise makes it a violation to fail to account for or remit monies belonging to others.

  9. 9. Under the Oklahoma Real Estate Education and Recovery Fund, what is the maximum amount a single claimant may recover from the fund?

    • A. $10,000
    • B. $15,000
    • C. $25,000 ✓
    • D. $50,000

Why: 59 O.S. Section 858-604(A) limits a claimant to the unsatisfied portion of the claimant's judgment for actual or compensatory damages, or $25,000, whichever is less. The same section provides for reasonable attorney fees and automatically revokes the licensee's license upon payment from the fund.

  10. 10. What is the aggregate cap on payments from the Oklahoma Real Estate Education and Recovery Fund for claims arising out of the same transaction?

    • A. $25,000
    • B. $50,000 ✓
    • C. $100,000
    • D. $250,000

Why: 59 O.S. Section 858-604(C) limits payments for claims arising out of the same transaction that constitutes the cause of action to $50,000 in the aggregate, regardless of the number of claimants or parcels of real estate involved.

Frequently asked questions

What is the entry-level Oklahoma real estate license called?
Oklahoma does not issue a salesperson license as its first credential. The entry level license is the Provisional Sales Associate, a one-year, nonrenewable license. After the first year you must complete 45 clock hours of post-license education and pay the conversion fee to move up to a full Sales Associate license, which then runs on the three-year cycle. Broker Associate and Broker are separate licenses with their own exams, education, and experience requirements.
Is the Oklahoma real estate exam one test or two, and what score do you need?
It is two separately scored portions. The national portion has 80 scored questions with a 70% scaled pass line (56 correct), and the Oklahoma state portion has 40 scored questions with a 70% scaled pass line (28 correct). You need to pass each portion on its own; a high national score cannot rescue a failed state portion. The two portions can be taken in one sitting or booked separately. Broker candidates take the same structure but must reach 75% on each portion.
How many questions are on the Oklahoma real estate exam, and how long does it take?
The salesperson exam has 120 scored questions, and 15 more unscored pretest items are mixed in, so you actually answer about 135 questions. The national portion is 150 minutes and the state portion is 90 minutes, for up to 240 minutes (4 hours) total. The pretest items look identical to scored items and cannot be identified, so answer every question. Personal calculators are not allowed; an on-screen calculator is provided.
How much does the Oklahoma real estate exam cost, and how many times can you retake it?
The Pearson VUE fee is $75 per portion, but if you book the state and national portions on the same order the discount brings both to $75 in total. You also pay a $35 application fee to OREC and a $60 IdentoGO background check fee. You have unlimited attempts within one year of your application approval date, and you retake only the portion you failed, with no minimum wait. Remote proctored (OnVue) attempts are capped at three per portion; beyond that you must test at a center.
What education and other steps do you complete before sitting the Oklahoma exam?
You must be at least 18 and be a U.S. citizen or lawful permanent resident, with documentary proof (a driver license alone is not accepted). Complete the 90 clock hour OREC-approved pre-license course, then submit an online application with the $35 fee and a $60 IdentoGO fingerprint background check (service code 2B7NR3). OREC reviews applications within five business days, and Pearson VUE emails a scheduling link within 48 hours of approval. After passing, you select a brokerage and pay the $100 provisional sales associate issuance fee.
