How it is taken
In person at PSI computer-based testing centers in New Hampshire (Concord, Keene, Manchester, Nashua, Newington and Portsmouth). Report at least 30 minutes before your appointment.
If you fail
The bulletin prices each portion separately for salespersons ($34 national, $32 state) and the combined sitting at $66, and the exam registration form lets you reschedule the Both, National or State portion, so a candidate who passes one portion retakes only the failed one. Fees are non-refundable and non-transferable and are valid for one year from payment. Rea 303.05 requires a candidate who fails to pass both portions within 6 months of the original exam date, or after eight attempts, to complete a new accredited pre-licensing course before testing again. No fixed waiting period between attempts is published, so waitDays is null.

Why: RSA 331-A:5 creates the New Hampshire real estate commission and states its duty is to administer the chapter. RSA 331-A:1 states the purpose of the act, RSA 331-A:10 sets qualifications for licensure, and RSA 331-A:26 lists prohibited conduct.

    • A. 16
    • B. 18 ✓
    • C. 21

    • A. 30 hours
    • B. 40 hours ✓

    • D. 90 hours

Why: RSA 331-A:10, I(b) requires proof of completion of 40 hours of approved study, completed before the date of the applicant's examination. That 40-hour requirement is restated in administrative rule Rea 301.03(p) and (q).

Frequently asked questions

Does New Hampshire split the real estate exam into a national part and a state part?
Yes, and unlike single-exam states, New Hampshire scores them separately. The salesperson exam is a national portion of 80 items and a New Hampshire state portion of 40 items, for 120 scored items total. Each portion has its own pass line: 56 of 80 on national, 28 of 40 on state. You must pass both. You can sit both portions together, or sit a single portion, and the exam registration form lets you choose Both, National or State.
What score do you need to pass the New Hampshire real estate exam?
70 percent on each portion. That is at least 56 of 80 points on the national portion and at least 28 of 40 points on the state portion, for a combined 84 of 120. New Hampshire does not blend the two portions into one score; a strong national result will not carry a failing state result.
How long is the New Hampshire real estate exam, and how many questions does it have?
120 scored items in 240 minutes. The national portion is 80 items in 150 minutes and the state portion is 40 items in 90 minutes. PSI also states that a small number of unscored experimental items (5 to 10) may be administered, and the time spent on them does not count against your testing time.
How much does the New Hampshire real estate exam cost, and how soon can you retake it?
Through PSI the salesperson exam is $66 for the combined sitting, or $34 for the national portion and $32 for the state portion if you take one part at a time. Fees are non-refundable, non-transferable and valid for one year. If you fail a portion you retake only that portion. You must pass both portions within 6 months of your original exam date, or within eight attempts; otherwise Rea 303.05 requires a new accredited pre-licensing course before you can test again. No fixed waiting period between attempts is published.
What education and other requirements does New Hampshire set before you can sit the exam?
You must be at least 18, complete 40 hours of approved pre-licensing study before the exam (at least 32 classroom or live-class hours, no more than 8 distance hours, begun within 6 months before the exam), and pass a criminal history record check with the New Hampshire Division of State Police under RSA 331-A:10-a. After you pass, RSA 331-A:11 requires you to become licensed within 6 months of the exam date, or you must retake it. The salesperson license application and licensing fee is $99 and the license renews every two years.
