The Missouri real estate salesperson exam has 140 questions and a 4 hours 30 minutes limit. Below are the exact numbers the MO exam uses, and a free practice test to see where you stand.
The Missouri exam at a glance
- License
- Real Estate Salesperson
- Administered by
- PSI Services LLC, under contract with the Missouri Real Estate Commission
- Total questions
- 140 (100 national and 40 Missouri-specific)
- Time limit
- 4 hours 30 minutes
- Passing score
- Two portions, and a first-time salesperson applicant must pass BOTH. National: 70 of 100 items (70%) in 150 minutes. State: 30 of 40 items (75%) in 120 minutes. The two portions are scored separately with different pass lines, so there is no single passingPercent. Total scored items are 140 and the combined testing window is 270 minutes (4.5 hours).
- How it is taken
- In person at PSI test centers in Missouri, or remote online proctored through PSI remote proctoring. Report to the appointment with an unexpired government-issued photo ID bearing your signature.
- If you fail
- Every attempt, including a retake of one portion or both portions, costs the same $52 fee, and the registration fee is valid for one year from the date of registration. The PSI candidate handbook does not publish a mandatory waiting period before rescheduling a failed portion, so waitDays is left null rather than guessed. A candidate who passes only one portion retakes just the failed portion.

1. Under Missouri law, how many members serve on the Missouri Real Estate Commission?
- A. Five
- B. Seven ✓
- C. Nine
- D. Eleven
Why: Section 339.120, RSMo creates the Missouri Real Estate Commission to consist of seven persons who are United States citizens and residents of Missouri for at least one year before appointment. The commission members are appointed by the governor with the advice and consent of the senate.
2. Aside from the single public member, what real estate experience must a Missouri Real Estate Commission member have under RSMo 339.120?
- A. At least three years as a licensed salesperson
- B. At least ten years' experience as a real estate broker ✓
- C. At least five years as a licensed appraiser
- D. No real estate experience is required
Why: Section 339.120, RSMo provides that all members of the commission, except one voting public member, must have had at least ten years' experience as a real estate broker prior to appointment. The public member must never have been a member of a profession licensed under Chapter 339.
3. How long is the term of a member of the Missouri Real Estate Commission?
- A. Three years
- B. Four years
- C. Five years ✓
- D. Seven years
Why: Section 339.120, RSMo states that the terms of commission members are for five years and until their successors are appointed and qualified. Vacancies are filled by the governor for the unexpired term.
4. Under RSMo 339.010, a Missouri real estate salesperson is a person who for compensation becomes associated with whom?
- A. The Missouri Real Estate Commission
- B. A real estate broker ✓
- C. A title insurance company
- D. A licensed mortgage lender
Why: Section 339.010, RSMo defines a real estate salesperson as any person who for a compensation or valuable consideration becomes associated, whether as an independent contractor or employee and whether directly or indirectly, with a real estate broker to perform the acts listed in the statute. A salesperson cannot act except through an associated broker.
5. Under RSMo 339.105, who must maintain a separate bank account designated as an escrow or trust account for funds belonging to another?
- A. Each licensed salesperson individually
- B. Each real estate broker who holds funds belonging to another ✓
- C. The Missouri Real Estate Commission
- D. The buyer's mortgage lender
Why: Section 339.105, RSMo requires each broker who holds funds belonging to another to maintain those funds in a separate bank account designated as an escrow or trust account, including funds in which the broker may have a future interest or claim. The account is the broker's account, not the salesperson's.
6. Under 20 CSR 2250-8.120, by when must money received by a licensee be deposited into the broker's escrow or trust account?
- A. No later than three banking days after closing
- B. No later than five banking days after the offer is accepted
- C. No later than ten banking days after the last date all parties sign or initial the contract, unless the contract provides otherwise ✓
- D. No later than thirty banking days after the contract date
Why: 20 CSR 2250-8.120 provides that all money received by a licensee is to be deposited in the escrow or trust account maintained by the broker no later than ten banking days following the last date on which all parties sign or initial the contract, unless the contract provides otherwise. The rule also requires the account to be a checking account at a bank, savings and loan, or credit union.

The applicant pays the fingerprint fees directly to the vendor.

- A. 24 hours
- B. 48 hours ✓
- C. 60 hours
- D. 72 hours
Why: 20 CSR 2250-3.010 designates an approved forty-eight hour course of study known as the Salesperson Pre-Examination Course, which must be completed before the exam date. Separately, an approved twenty-four hour course known as the Missouri Real Estate Practice Course must be completed after the pre-examination course and before applying for the license.

- A. Three months
- B. Six months ✓
- C. One year
- D. Two years
Why: 20 CSR 2250-3.010 requires that an application for an original salesperson license be accompanied by proof of the 48-hour pre-examination course completed no more than six months prior to the application, and the rule states that applicants have six months after completing the required courses to pass the exam and apply. The MREC 'How to Obtain a License' page repeats the six-month window.
10. How long is a Missouri real estate salesperson license term before it must be renewed?
- A. One year
- B. Two years ✓
- C. Three years
- D. Four years
Why: A Missouri real estate license runs for a two-year licensing period. Section 339.060, RSMo sets the term of licenses, 20 CSR 2250-10.100 speaks of the two-year license period prior to renewal, and 20 CSR 2250-3.010 provides that salesperson licenses renew on the even-year cycle. Frequently asked questions
- Does Missouri split the real estate exam into a national part and a state part?
- Yes. The Missouri salesperson examination has a national portion of 100 items and a state portion of 40 items, and a first-time applicant must pass both. That makes Missouri a split state, unlike Florida, where the two subjects are blended into one score. Every state portion tests Missouri license law and the Commission's own rules.
- What score do you need to pass the Missouri real estate exam?
- You need 70 of the 100 national items (70%) and 30 of the 40 state items (75%). The two portions are graded separately and both have to be passed. If you pass one portion and fail the other, you retake only the failed portion.
- How many questions are on the Missouri real estate exam and how long does it take?
- 140 scored questions in total, split into 100 national and 40 state items. The national portion allows 150 minutes and the state portion allows 120 minutes, for a combined testing window of 270 minutes (4.5 hours). PSI may also administer 5 to 10 unscored experimental questions that count against your time but not your score.
- When must you finish the Missouri Real Estate Practice (MREP) course and file your license application?
- Missouri sequences education in two stages. Finish the 48-hour Salesperson Pre-Examination Course before you sit the exam, then complete the 24-hour MREP course before you apply. The MREP may be taken before or after the exam date, but never before the 48-hour course. Your license application must reach the Commission within six months of the date you completed the 48-hour course.
- How much does the Missouri exam cost, and what else do you pay before you are licensed?
- The PSI exam fee is $52 per attempt, whether you take one portion or both, and whether it is a first attempt or a retake. Separately, the license itself costs $100: a $50 application and investigation fee plus a $50 salesperson original issuance fee. You also register with MACHS and pay for fingerprinting through IDEMIA before applying. Missouri salesperson applicants must be at least 18 and submit fingerprints for a state and federal criminal history check.
