- Maine uses a scaled score. Each portion is scored separately on a 0 to 100 scale and a scaled 75 passes that portion, so a candidate must reach a scaled 75 on both the general practice portion and the Maine Law portion. The scaled score is not the percentage of questions answered correctly; Pearson VUE equates the exam forms so a harder form does not require more correct answers than an easier one. passingPercent is left null because 75 is a scaled cut score set by the Commission, not a percentage.
- How it is taken
- In person at Pearson VUE test centers (the Commission FAQ names Westbrook and Bangor in Maine). Report to the test center 30 minutes before the appointment.
- If you fail
- A Sales Agent candidate may retake the exam multiple times as long as the attempt falls before the one-year expiration of the Course Completion Certificate. The candidate must schedule the full Sales Agent exam even if only one portion was failed; Pearson VUE then administers just the portion or portions still required. Reservations for reexamination cannot be made at the test center, and the candidate must wait at least 24 hours before rebooking. Exam material is not released to candidates for review.

1. What is the entry-level real estate license called in Maine?

Why: 32 M.R.S. section 13200(1) defines the real estate sales agent as any person employed by or on behalf of an agency to perform real estate brokerage services in a training capacity and licensed by the Commission as a sales agent. Maine does not issue a salesperson license; the associate broker under 32 M.R.S. section 13199 is the level that corresponds to a salesperson in most other states.
2. How long is a Maine real estate sales agent license valid, and can it be renewed?

Why: 32 M.R.S. section 13200(4) states that sales agent licenses are issued for 2 years and may not be renewed. Section 13200(5) allows the Commission to grant waivers in extenuating circumstances as defined by rule.

Section 13198(3) also allows a broker to be designated by the agency to act for it.
8. Under Maine law, when may a designated broker withdraw fees due from a real estate brokerage trust account?

Why: 32 M.R.S. section 13178 requires every agency to maintain a federally insured account in a financial institution or credit union authorized to do business in Maine for the sole purpose of depositing all earnest money and other money in which clients have an interest. The account and all withdrawal orders must name the agency and be identified as a real estate trust account, and the accounts and supporting records must be open to inspection by the director.

- Does Maine license a salesperson, or is the entry-level credential called something else?
- Maine does not issue a salesperson license. The entry-level credential is the Real Estate Sales Agent license, created by 32 M.R.S. section 13200 as a training-capacity license held by a person employed by or on behalf of a licensed agency. The level that corresponds to a salesperson in most other states is Maine's Associate Broker, which is the first renewable license. A sales agent must be affiliated with a licensed agency and works under the supervision of that agency's designated broker.
- Is the Maine real estate exam one test or two parts?
- The Sales Agent exam has two parts taken in one sitting: a general practice portion of 80 scored items in 2.5 hours and a Maine Law portion of 40 scored items in 1.5 hours, for 240 minutes total. Each part is scored separately and both must reach a scaled 75 to pass. Maine is genuinely a two-portion state, and a separate 50-item Maine Law Exam exists for reciprocity and reinstatement but does not satisfy the law portion of the Sales Agent exam.
- How much does the Maine real estate exam cost, and how soon can you retake it?
- The Pearson VUE exam fee is $88 per attempt and is paid when the reservation is made; the test center does not accept payment. If you fail, you must wait at least 24 hours before rebooking, and you must schedule the full Sales Agent exam even if only one portion was failed, after which Pearson VUE administers just the portion still needed. You can retake as many times as you need while your one-year Course Completion Certificate is valid.
- What education and other requirements does Maine set before you can sit the exam?
- You must be at least 18 at the time of license application, hold a high school diploma or its equivalent, and complete The Sales Agent Course, a Commission-approved program of at least 55 hours, with a minimum final grade of 75%. You must bring the original Course Completion Certificate to the test center; it is valid for one year, and you must pass the exam within one year of finishing the course.
- What does it cost to get the Maine sales agent license, and how long does it last?
- The license application and license fee is $100, plus a $21 criminal records check fee, for $121 total payable to the Maine State Treasurer. You must apply within one year of passing the exam. The license is issued for two years and may not be renewed; 32 M.R.S. section 13200 requires a sales agent to move up to Associate Broker, which takes two years of active affiliation plus the Associate Broker course, before the sales agent license expires.
