Two portions, and both must be passed. National portion: 100 questions. Georgia salesperson supplement: 52 questions, divided into State Laws and Rules (16), Real Estate Practice in Georgia (21), and Finance and Closing (15). The current PSI candidate bulletin (dated 7/1/2026) publishes the item counts but does NOT publish a numeric passing score, a total time limit, or a per-portion cut score. GREC Rule 520-1-.04(3) says the passing score is set by psychometrically sound criterion-related methods tied to minimal competence and that the minimum is published before each administration. Treat any '75%' figure as unverified.
How it is taken
In person at PSI test centers (Atlanta NE/Duluth, Atlanta NW/Marietta, Decatur, Fayetteville, Macon, Savannah). Arrive 30 minutes early and bring one unexpired government photo ID.
If you fail
No same-day retake. The bulletin says a candidate who tests unsuccessfully on a Wednesday may call the next day and retest as soon as Friday, subject to seat availability. Each sitting costs the $175 exam fee again. Retake only the failed portion: the bulletin's table of contents lists a 'Re-taking a Failed Portion' heading, but the printed section describes retaking the exam and the sample score report shows national and Georgia subtotals with no stated per-portion cut or portion carryover rule.

What score do you need to pass the Georgia real estate exam?
The official PSI candidate bulletin does not publish a numeric passing score, and neither does GREC as a flat percentage. GREC Rule 520-1-.04(3) says the passing score is set using psychometrically sound criterion-related methods tied to minimal competence, and the minimum is published before each administration. Sites that quote a flat 75 percent (or 75 of 100 and 39 of 52) are not quoting a primary source, so do not treat that number as official.
How much does it cost to take the Georgia exam and get the license?
The exam fee is $175 per sitting, paid to PSI, and it is not refundable or transferable. The license fee is $170, paid to GREC at the test center after you pass, and it covers the license through the last day of your birth month in the fourth calendar year following issuance.
How much education does Georgia require before the exam versus after?
Two different requirements. Before the exam you must complete a 75-hour Salesperson Prelicense Course at a GREC-approved school (or a qualifying college or out-of-state alternative). After you are licensed, you must complete a separate 25-hour Sales Post-License course within one year of the original license; miss it and the license lapses. The post-license course is not the same as the 36-hour continuing education cycle that applies to later renewals.
How do you get the Georgia license after passing?
PSI issues Georgia licenses only at its test centers. You must wait 24 hours after passing, then return during licensing hours (Monday through Friday) with photo ID, an unsigned Certification of Accuracy, a completed Sponsoring Broker Statement if you want an active license, and a GCIC criminal history report that is no more than 60 days old. You must apply within 12 months of passing or retake the exam.
