Frequently asked questions

Does Florida split the real estate exam into a national part and a state part?
No. The Florida sales associate exam is a single 100-question test that mixes national principles with Florida law, and you receive one score. There is no separately scored national portion or state portion and no separate pass line to clear. That single-exam structure is a common surprise for candidates transferring from states like Texas or Pennsylvania, where the two portions are scored apart.
What score do you need to pass the Florida real estate exam?
75 out of 100. The exam is graded on a 100-point scale and each scored question is worth one point, so you need 75 correct answers. A small number of unscored pilot questions may be embedded in the test and are not counted toward your score.
How long is the Florida real estate exam, and how many questions does it have?
100 multiple-choice questions in three and a half hours (210 minutes), taken in one sitting with no separately timed sections. If pilot questions are included, additional time is added so you still have the full testing window for the scored items.
How much does the Florida real estate exam cost, and how soon can you retake it?
The Pearson VUE fee is $36.75 per attempt and is paid when you book; the test center does not take payment. If you fail, you must wait 24 hours before you can schedule again, and you pay the fee again. You can retake as many times as you need while your 63-hour pre-license course certificate is valid, which is two years.
What education and other requirements does Florida set before you can sit the exam?
You must be at least 18, hold a high school diploma or its equivalent, have a U.S. Social Security number, and complete the 63-hour FREC-approved pre-license course (including its end-of-course exam). You also submit electronic fingerprints for the background check. The course certificate is good for two years, and after you pass and are licensed you must finish a 45-hour post-license course before your first renewal.
